Monitoring & Technical Due Diligence
We act as Independent Monitoring Surveyor for funders, protecting the capital advanced against a development scheme. From initial technical due diligence and cost validation through drawdown certification, progress and risk reporting, contingency reviews and completion monitoring, we give lenders a clear, independent line of sight over delivery. Every report is built for credit committees, written to inform decisions rather than simply record events.
What This Involves
Initial Technical Due Diligence
We review the scheme documentation, consents, contracts and team before drawdown, giving funders an independent view of deliverability at the outset.
Buildability & Cost Validation
We validate the cost plan, contract sum and programme against the design, confirming the numbers stand up before the facility is committed.
Drawdown Schedule & Certification
We manage the drawdown schedule and certify each release against verified progress, protecting the funder from over-advance.
Progress & Risk Reporting
We provide regular progress and risk reports written for credit committees, flagging programme, cost and quality issues early.
Contingency Reviews
We monitor contingency draw and cost movement throughout the build, giving early warning where the remaining contingency is under pressure.
Completion Monitoring
We monitor the scheme through to practical completion and final account, confirming the asset is delivered as funded.
